Don’t Underestimate the Power of Paint

“To paint, or not to paint?”. One of many things to ponder if you’re listing your home.

Have you ever been house hunting and walked into a home that was a techni-colour nightmare…the walls were so many different shades it was hard to focus on anything else? I’ve seen my share.

So what’s my advice for sellers…PAINT.

Why?

1. It makes your home more appealing to potential buyers.

2. It can help you sell your home faster.

3. It can increase the value of your home.

Painting your home is a great way to make it more attractive to potential buyers. You want potential buyers to focus on the features of your home and not get distracted by the colours.

When re-painting always stick with neutral/off-white colours. This creates a welcoming atmosphere that allows buyers to envision their furnishing and decor in the space.

So what’s a fresh coat of paint worth?

According to a study by HomeAdvisor, the average cost of painting a home is $2,500. However, the return on investment for painting is typically much higher than this.

According to the National Association of Realtors, homes with a fresh coat of paint can sell for an average of $15,000 more than homes that are not freshly painted. As a Realtor/Investor this is a heck of a return on investment.

So, if you’re thinking about selling your home, painting is a great way to improve its appearance, sell it faster, and increase its value.

After Paint

Top tips for painting your home before selling it:

* Choose neutral/off-white colours that will appeal to a wide range of potential buyers.

* Paint all of the walls, including the ceilings and trim (yes I hate painting ceilings and trim too).

* Allow the paint to dry completely before moving furniture back in. You don’t want to scuff up the new paint job.
